KEY FACTS
- After an independent marina condition assessment concluded that the majority of Mosquito Creek Marina (MCM) docks had reached their end of serviceable life, MCM issued a notice to all Boat and Boatshed moorage customers on December 5, 2023, advising them that all property must be removed from the Marina by May 31, 2024.
- Moorage customers of Float Homes, Live-Aboard Boatsheds, and Live-Aboard-Boats will not be required to vacate the Marina by May 31, 2024.
- See table below for additional information on the next steps for each respective MCM customer group.
- The May 31, 2024, decommissioning date is firm, meaning that no exceptions will be granted for non-Live-Aboard moorage customers (i.e., those without designated primary residence status) to further extend any existing moorage agreements, remain in occupation of berths, or to otherwise enter or use the Marina after May 31, 2024.
- Access to all condemned docks will be restricted as of June 1, 2024, with decommissioning and disassembling of the Marina expected to begin promptly after that date. The secure docks will be used to accommodate Live-Aboard moorage customers, as well as some Float Homes, while the most pressing safety concerns and required remedial work are addressed in other areas of the Marina.
- There is no developer involved in the closure of the marina. Nch’ḵay̓ Development Corporation and the Squamish Nation are focused on addressing the immediate priorities of assessing and ensuring the safety and security of the Marina and its occupants. Nch’ḵay̓ and the Nation will carefully consider all feasible options for the future use of the marina site as a portion of the Nation’s Reserve Lands.

Effective April 1, 2025, Live-Aboard-Boatshed Owners will be offered a new twelve (12)-month moorage licence extension; however, Mosquito Creek Marina (MCM) will reserve the right to issue notices requiring the moorage customers to vacate the marina (on not less than six [6] months’ notice following April 1, 2025) as MCM may require for operational, safety, repair, redevelopment, or other requirements. In summary, members of this group will be offered a minimum of 18 months from April 1, 2024, to make arrangements for the relocation of their property from Mosquito Creek Marina. Eligible for pro-rated refund for any unused portion of their pre-paid moorage fees after all of their property has been removed from the Marina. |
Live-Aboard Boat Owners | Live-Aboard Boat Owners with designated primary residence status have been offered moorage licence extensions from their current 2024 moorage agreement expiry dates to March 31, 2025. Effective April 1, 2025, Live-Aboard-Boat moorage customers will be offered a new twelve (12)-month moorage licence extension; however, Mosquito Creek Marina will reserve the right to issue notices requiring the Owners to vacate the marina (on not less than six [6] months’ notice following April 1, 2025) as Mosquito Creek Marina may require for operational, safety, repair, redevelopment, or other requirements. In summary, members of this group will be offered a minimum of 18 months from April 1, 2024, to make arrangements for the relocation of their property from Mosquito Creek Marina. Eligible for pro-rated refund for any unused portion of their pre-paid moorage fees after all of their property has been removed from the Marina. |
Float Home Owners | Float Home Owners are not included as part of the groups required to vacate the marina by the May 31, 2024 deadline. Mosquito Creek Marina will continue to offer Float Home Owners 12-month moorage license extensions on their respective moorage agreement anniversary dates. |
FREQUENTLY ASKED QUESTIONS
“Are people going to end up homeless because of this?”
- Nobody will be made homeless. All MCM moorage customers who rely on the Marina as their primary full-time residence will be granted an extension of at least 18 months from April 1, 2024 to allow plenty of time to make arrangements for relocating their property to another moorage location.
- Since the first communication in December 2023, we have consistently stated that Float Homes are excluded from the list of affected moorage customers. Float Home Owners do not need to vacate the Marina.
“Why can’t the closure happen in phases?”
- The surveying firm that conducted the marina condition assessment concluded that the majority of MCM docks were at the end-of-life and that repairs were no longer possible or viable. Emergency repairs were completed to temporarily secure the south end of Dock C, which granted MCM an additional six months before sections of the marina would need to be condemned.
- All condemned docks will be gated as of June 1, 2024, with decommissioning and disassembling of the Marina expected to begin promptly after that date. The existing secure docks will be used to accommodate Live-Aboard moorage customers, as well as some Float Homes, while the most pressing safety concerns and required remedial work are addressed in other areas of the Marina.
“What if moorage customers helped raise funds to repair the current dock system?”
- Nch’kay Development Corporation and the Squamish Nation are focused on addressing the immediate priorities of assessing and ensuring the safety and security of the Marina and its customers. Nch’kay and the Nation will carefully consider all feasible options for the future use of the marina site as a portion of the Nation’s Reserve lands.
- For these reasons, Nch’kay will not at this time commit to engage with any group of project proponents for the possible future use or redevelopment of the marina site.
“What are your plans for after you get everyone out of the marina?”
- Nch’ḵay̓ Development Corporation and the Squamish Nation are focused on addressing the immediate priorities of assessing and ensuring the safety and security of the Marina and its occupants.
- Nch’ḵay̓ and the Nation will carefully consider all feasible options for the future use of the marina site as a portion of the Nation’s Reserve Lands.
- Based on advice from our legal counsel, Nch’ḵay̓ at this time will not commit to engage with any group of project proponents for the possible future use or redevelopment of the marina site.
- There is no developer involved in the closure of the marina. Any rumours suggesting that are entirely baseless and false.
“Are you helping people find moorage elsewhere?”
- As a courtesy to those customers required to relocate by the end of May 2024, Nch’ḵay̓ Operations staff have worked diligently to contact other marinas and boat storage facilities to help identify available options for consideration.
- We continue to update the MCM Updates page of our website as new information becomes available.
- It’s important to note that MCM does not represent any other marina operators and so will not accept any role or responsibility in any possible arrangements between such other operators and MCM moorage customers.
“What happens after May 31st if boats or sheds are still there?”
- Other than the specified exception groups, all equipment must be removed by May 31, 2024; this is a firm deadline.
- Anyone who has not removed their property by May 31 will be mooring in an unlicensed slip and MCM will be required to deal with the vessels at the owners’ expense.
- Moorage agreements do not grant any rights to moorage customers to continue in occupation of berths beyond their current expiration dates.
“Will you compensate owners for the loss of value of their assets due to this decision?”
- All current MCM moorage licenses are time-limited. They do not grant moorage customers any rights beyond the license expiration.
- There will be no compensation paid by MCM.
“Will Nch’ḵay provide longer licenses for Float Home residential occupants?”
- The marina designation does not provide tenure beyond 12-month time-limited moorage license agreements.
“How will the repairs and demolition be done? Will there be noise? Will you use barges or a parking lot? How will this affect the Floating Homes?”
- We are in the process of planning and mapping out Float Home relocations. Once the details are finalized, everyone will be thoroughly informed.
- We will work with the Float Home and Live-Aboard moorage customers to ensure limited disruption to them.
- If we require Float Home and Live-Aboard moorage customers to move, we will provide ample notice, as well as cover transportation costs and any charges for having utilities hooked up.

External Moorage Courtesy Postings & Other Information
Mosquito Creek Marina (MCM) has been contacted by operators of other marinas, yacht clubs and other facilities who have indicated that they may have some openings for moorage and/or storage in their facilities. Please contact them directly to obtain further information. Please note that MCM does not represent any other marina operators and so will not accept any role or responsibility in any possible arrangements between such other operators and MCM moorage customers.
May 2: There will be a team on-site Friday, May 3, 2024 conducting a marina-wide, boat-based ROV (remote operated vehicle) underwater survey of the ocean floor. Customers should not expect any disruptions as a result of this survey work.
April 24: Pelican Bay Marina (Granville Island) sublet for May 1 to September 15, 2024 for a powerboat up to 31 feet LOA and a beam of 12 feet absolute maximum. Any interested party should email pelicanbaymarina@hotmail.com with details, or call 604 729-1442. The slip will rent for $5000 for the 4 ½ month period payable in full, in advance. No liveaboards or chartering permitted.

April 1: There is a 26 foot LOA maximum boat slip available at Heather Civic Marina from April to November 1. It is a sublet only. The marina requires boat insurance and license. Total cost is $525. Contact Elizabeth Vander Zaag at 604-626-5902 or zaag@telus.net.
