Manager, Real Estate and Development

The Real Estate and Development Department is committed to delivering storied places and communities that celebrate Squamish Values. The role of Manager, Real Estate will directly contribute to our objectives of creating long-term economic prosperity for the Nation and its Members and will provide leadership in the advancement of new and exciting projects throughout Squamish Nation Territory. 

Our work assesses Squamish Nation lands and creates development plans that meet the Nation’s social, environmental, cultural, economic, and political goals. Nch’ḵay̓ was established in 2018 as the economic development arm of the Sḵwx̱wú7mesh Úxwumixw, Squamish Nation. Our mandate is to develop, manage, and own the active businesses of the Nation, and allow for the separation of business and politics within the Squamish Nation.

Our Head Office is in West Vancouver, BC on the traditional, ancestral, and unceded territory of the Sḵw̱xwú7mesh (Squamish) Nation and its people. The Opportunity 

To effectively meet project demand Nch’ḵay seeks an enthusiastic Manager, Real Estate Development for its team. Working directly with senior leadership the Manager will actively coordinate and lead all efforts related to the ongoing management of key assets owned (and/or managed) by Nch’ḵay̓ including all aspects of building and asset management. The salary range: $120,000 to $125,000

 

Scope of the Position

The Manager, Real Estate Development is a key player in all phases of the real estate development process, including site selection, feasibility studies, financial analysis, and forecasting, high-level conceptual planning and design, permitting and approvals, and project management. 

The Manager, Real Estate Development will project manage a range of complex land development and planning projects. Projects will be located on First Nation reserves and fee simple lands. An understanding of Squamish Nation values, how to incorporate these into a planning process and master planning design, as well as development approvals within First Nations land jurisdiction, is required. 

Anticipated development uses range from residential, mixed-use, commercial, and industrial product types under leasehold, designated reserve, and fee simple tenures. Knowledge of land development technicalities (i.e. environmental remediation, civil servicing, ecological restoration, geotechnical conditions), mixed-use construction delivery methods, and planning multi-phased master planned communities is an asset. 

 

A. Duties, Responsibilities, Authority, and Accountabilities 

Property Management

  • Provide lead support and oversight of primary consultants and service providers
  • Conducting site visits to ensure buildings and suites are consistently well-maintained and operate in compliance with all applicable regulatory requirements on a cost-effective basis
  • Oversight and coordination with Property Management to establish operating costs, coordinating service contracts, ensuring that work orders, renovations, and capital projects are completed within budget and to satisfaction and aligned with Nation and Nch’ḵay̓’s Employment, Training and Procurement requirements
  • Ensure leasing strategies are implemented and working efficiently and effectively in order to maintain low vacancy
  • Oversight of unique property specific projects such as but not limited to tenant relocation for redevelopment properties, and successful stabilization of new development projects.

 

Tenant Services

  • Conducing periodic surveys to collect information on key value indicators/preferences
  • Taking corrective actions as required for improvements on a timely and cost-effective basis
  • Respond to and manage escalated tenant issues and concerns
  • Organize and implement tenant events as needed
  • Ensure rent increases are distributed and rent collection is at a high level, with the management of tenant accounts in arrears.

 

Financial Reporting & Budgeting

  • Developing and administering the operating and capital budgets for properties in the assigned portfolio with support from retained Property Management on a site-by-site basis
  • Overseeing management of property financials, including collection of rent, resolution of arrears, invoice and expense management; and reporting
  • Reviewing financials for accuracy, preparing monthly and/or quarterly reports for Board, Executive, and Nation, and reporting on variances and/or exceptions
  • Managing marketing efforts, promotions, tenant appreciation events, and advertising of units for rent as required
  • Assisting with the development and amendment of rental policies and procedures, as required
  • Ensuring residential portfolio packaged concierge service programs are updated regularly and expanded to meet the needs of evolving tenant demands. 

 

Team Leadership

  • Provide leadership and supervision to direct reports,
  • Identify development needs of Team Members for their current roles and future career roles,
  • Conduct annual performance management with direct reports and provide performance feedback on seconded Team Members.

 

Other

  • Uphold Sḵwx̱wú7mesh Nation’s Values in all aspects of work.
  • Maintain current knowledge of industry trends and policies – attend events as appropriate and share / exchange knowledge within Nch’ḵay̓’s Real Estate team
  • Perform other duties as required.

 

B. Reporting Responsibilities and Authorities from Supervisor

  • Reports to Director, Real Estate, Planning & Development

 

C. Knowledge, Skills, and Experience

  • Interest and understanding of Squamish Nation culture, values, and worldviews.
  • Minimum five years of experience in real estate, asset and/or tenant management
  • A post-secondary degree; preferably in real estate, urban planning, or a related field
  • Proven ability to lead projects from feasibility, acquisition, approvals to delivery.
  • Strong knowledge of feasibility analysis, community consultation and approvals processes.
  • Ability to meet multiple deadlines and work in a fast-paced environment.
  • Excellent organizational, time-management and multi-tasking skills.
  • Strong team player with solid communication skills – ability to meaningfully engage with diverse views, opinions and perspectives in group settings.
  • Ability to foster and maintain positive working relationships with Nch’ḵay̓ team members, Squamish Nation staff, consultants, external government entities and industry businesses.
  • High levels of integrity and ability to handle confidential information.
  • Ability to work independently and as a member of a team.
  • Ability to set and manage priorities to meet deadlines
  • Highly proficient in MS Office software (Excel, Word, Outlook, PowerPoint)
  • Required a valid BC Driver’s License and access to a reliable vehicle  
  • Experience working with First Nations is an asset.

 

D. Special Requirements

  • Willing to work additional hours as required.

 

E. Working Conditions

  • Frequent site visits in the North Shore, Squamish Valley and Sunshine Coast
